All leases are perpetual, there is no need to renew.

Without a prior inspection, you have a two-week right of revocation. To revoke your lease, contact: widerrufsrecht@comood.de

The landlord gives the tenant a flat rate for the ancillary costs, which the tenant must transfer to the landlord’s account each month. The lump sum then covers all ancillary costs. This means that the landlord does not have to prepare an annual service charge statement – that’s the main difference to the advance payment of operating costs.

You can easily request an apartment at comood.de/en/rental-offers/. Once we receive your request, you’ll be given online access to our digital rental portal. Here, you can fill out a self-disclosure form and upload required documents. After reviewing the documents, Comood will send a digital lease for you to sign.

Our flats are rented out via a digital rental portal for which the tenant needs an account.

Self-disclosure form, identity card, salary statements for the last three months, Schufa (= a kind of questionnaire for potential tenants in Germany to provide landlords/landladies with personal details. Learn more at: https://www.schufa.de/en/).

If there are no flats available, you can register on our waiting list: just click on the button “rent” and select your location. As soon as a flat is vacated and therefore available again, you will receive a message.

Yes. If you would like to rent several flats at the same time, please contact rent@comood.de.

The rental period is unlimited, the minimum rental period is six months (in all Savvy properties) or 12 months (in all other properties). You have a statutory notice period of three months. Different arrangements apply for commercial rentals. You can contact us about this at rent@comood.de.

Yes. As a Comood tenant you will receive a housing provider certificate from us.

The tenant can communicate with the manager via Comood app (e.g. in case of damage).

Our property manager will be on-site regularly. Tenants also have the option of contacting us via the app and during general business hours.

Yes, please arrange an appointment in good time.

During the flat inspection, it is established whether the condition of the flat is in order and the keys are handed over to the landlord. All personal belongings must be removed from the flat by then.

Since 2002, the statutory notice period has been three months. In older tenancy agreements, individual notice periods were agreed in some cases or the legally valid periods at the time were also drafted – these apply in those cases. Notice of termination must be given in writing and signed by hand by all parties to the contract.

In addition, the notice of termination must be received by us by the third working day of each month so that it then becomes effective for the expiry of the month after the next (in the case of the statutory three-month notice period). The date of receipt by us is decisive here, not the date of dispatch or the postmark. Example: Your notice of termination is received by us on the third working day of April. The tenancy agreement then ends at the end of 30.06. of the year in question.

Please always submit your request to shorten the notice period in writing, stating your contract number. Important: All parties to the contract who have signed the notice of termination must also sign this request. Please also tell us in the request why you would like to shorten the notice period.

If you already have a prospective tenant for the flat, you are welcome to provide us with their contact details. As soon as we receive your written request, we will check it and inform you about our decision as soon as possible.

We will be happy to check whether you are allowed to sublet your flat in whole or in part on a case-by-case basis.

If your pet is a small animal, you do not need permission from us as the landlord. Small animals include budgies, hamsters, rabbits, guinea pigs, gerbils or ornamental fish.

Dogs and cats do not count as small animals – for them, you need our permission. The granting of the permit depends on the number of animals in your household and, in the case of dogs, on their breed. To ensure a harmonious coexistence in your apartment building, it is also important that the four-legged friend does not disturb the peace or disturb other tenants. Otherwise, we are entitled to revoke the permit.
